Understanding the PID
The Foundation of Community Investment
Wolfforth Land Company operates under a Public Improvement District (PID), which helps fund and maintain the shared amenities and spaces that make this community stand out.
What Is a PID?
A Public Improvement District allows homeowners to contribute to the development and upkeep of community features through annual property assessments.
What the PID Covers
- The Club at Preston Manor: clubhouse, pools, gym, and event spaces
- Tennis courts, walking trails, a dog park, and common areas
- Future enhancements, including additional recreational fields
How It Works
- Improvement Assessment: Often paid by the builder at closing. In some cases, a balance may remain and is paid annually via Lubbock County property taxes.
Maintenance & Operations (M&O): Covers ongoing upkeep. While not part of the HOA, it works similarly to maintain shared spaces.
As of 2021, the maximum annual total per household is about $1,565. For most homes without a remaining improvement balance, the yearly amount is closer to $875.
The PID helps keep our communities well-maintained, thoughtfully connected, and built to a higher standard—now and in the future.
